Journey Group, a full-service construction company located in Sioux Falls, SD, is nearing completion on the Cherapa Place Development project which is set to attract new people and talent to the Downtown Sioux Falls area.
With retail space, corporate offices, luxury condominiums, and parking, Cherapa Place will provide the surrounding communities with a central location in which residents can balance “live, work, and play.”
The additional development, which is beingcaptured by OpenSpace, includes three additional buildings and a parking structure.
The Bancorp Building at Cherapa Place: A 250,000 sqft, 10-story office building with retail on the first floor and luxury condos on floors nine and ten. The Bancorp Building also includes a 5000 sqft connection on floor 3 to the original Cherapa Place.
The Clark: A six-story mass timber loft and retail structure, totaling 175,200 square feet, with 124 residential units from studios to two-bedroom apartments with dens.
The Dakota: Luxuriously finished using sustainable materials, the Dakota offers 109 residential units, ranging in size from studios to three bedrooms. It is the second of the two six-story residential buildings in Cherapa Place and comes in at 225,530 square feet.
The Cherapa Parking Garage: At three levels with 650 stalls, the garage boasts architectural features such as Corten steel fins, vegetated panels, and pergolas.
The Journey Construction team has utilized OpenSpace throughout the Cherapa Place Development project to maximize efficiency and reduce costs. Jobsite captures have provided real-time insights used to assist in jobsite reviews for pay application preparation, as well as specialty contractor and vendor pay application review.
“It never fails the minute you leave the jobsite, there’s one more item you want to review,” noted Jesse Davey, Senior Project Manager with Journey Construction. “The OpenSpace data allows me to log in from my computer, rather than going back out to the jobsite or sending another team member out to check the status.”
“OpenSpace has allowed our entire team to collaborate more strategically. This has been incredibly valuable,” continued Davey. “Other benefits we have seen include avoiding unnecessary demolition during an investigation. There are multiple instances where we needed to see inside a wall after construction was complete. We were able to look back in history by pulling up a previous OpenSpace capture and determine the best way to proceed. When an owner wanted to add equipment following the completion of construction, a previous capture allowed us to determine the proper backing existed in the wall and we avoided having to open the wall. Another instance involved reviewing an OpenSpace capture to determine the source of a leak. We were able to confirm the waterproofing membrane had been installed properly eliminating that item from our list of possible causes. These insights have saved time, reduced costs, and enhanced quality.”
As a benefit to the Owner, when construction is complete on Cherapa Place Development, Journey Construction will provide a set of offline deliverables. This data, including full 360 captures that span the various phases, installations, and conditions throughout construction, can prove to be invaluable when it comes to future property maintenance and management.
