OpenSpace has secured a three-year agreement with L&Q, one of the UK’s largest housing associations, to deploy its visual intelligence platform across the organisation’s active residential development portfolio. The deal will support L&Q’s construction programmes across developments in London, the South East, and the North West of England, with visual records used for quality assurance, compliance, and dispute resolution. L&Q manages more than 105,000 homes and houses around 250,000 people, making this one of OpenSpace’s most significant residential deployments in the UK.
The agreement reflects growing demand among large residential developers for construction documentation that extends well beyond project handover. L&Q’s decision to adopt OpenSpace across its portfolio was driven in part by requirements introduced under the Building Safety Act 2022, which created new obligations around retaining evidence of how higher risk buildings are constructed throughout their operational life. For organisations managing hundreds of development units across multiple sites and contractors, a reliable visual record has become an essential part of construction information management. OpenSpace’s platform creates continuously updated, time-stamped visual documentation that supports quality assurance processes, contractor dispute resolution, and collaboration between site and office teams without requiring additional site visits.
The scope of L&Q’s deployment underlines the breadth of OpenSpace’s residential use case. Across specific developments in Greenwich, Plumstead, Barking Riverside, Merton, and Winsford, OpenSpace will be used from early documentation of enabling works through to quality inspections ahead of handover. L&Q is also exploring OpenSpace’s Progress Tracking capabilities to further automate monitoring of project delivery across the portfolio.
